1. Loan
Application
Your Service First Mortgage Loan
Officer will review the Loan Application
Checklist with you to ensure that you
are prepared and have brought all necessary documents to loan
application.
Your Service First Mortgage Loan Officer
will take your application on a computer, transmit your
application to our processing system and order your credit
report.
During your Loan Application, you can expect
to receive:

An estimate of funds you will need for loan approval
and closing (Good Faith Estimate) |
|
|
An estimate of your total monthly house
payment |
|
|
A review of your credit report (the credit reporting
agency may also contact you) |
|
|
A list of documents necessary to complete your
application and approval, if any |

2.
Underwriting/Processing the Loan Application
Depending
on the type of loan and transaction, it may be possible
to use Service First's Automated Underwriting System to
immediately underwrite and approve your loan! This
system allows Service First to expedite the approval by
eliminating unnecessary paperwork, reducing the amount
of documentation, and move to closing more quickly and
efficiently!
If your loan is not approved
immediately, it will go directly to a Service First's
Underwriter to determine exactly what additional
documentation or criteria it will take to approve your
loan.
During the Underwriting/Processing of your
loan, you can expect Service First to:

Call you with an
introduction and status of your loan |

Provide you with a
Truth-In-Lending statement |
|
|
Order and evaluate your
property appraisal |
|
|
Order and review the
property title documents |
|
|
Make a final underwriting
decision on your loan |

Confirm the date, time, and
location of your loan closing |
|
|
Communicate with you and
your real estate agents during the process
|
|
|
Prepare and review the
Settlement Statement (HUD-1) in advance of your
closing |
|
|
Prepare your loan package
for closing day and forward the loan to the Title
Company/closing agent
3. Closing Your Mortgage

During your loan closing, you can expect

Receive copies of all of
the important loan closing documents for your

Home Loan Application
Preparation Checklist
Getting a mortgage approved quickly requires your
help. We can promptly and definitively respond to your
needs only when these documents are reviewed. Use this form as
a checklist. Bring

Consecutive paycheck stubs covering the last 30 days
(five if paid weekly, three if paid every two weeks, two
if paid twice a month, one if paid monthly). |

| If you receive
income by: |

SALARY-HOURLY - please provide copies of
previous 2 years W2's. |
| |
COMMISSIONED -- please provide copies of
previous 2 years Tax Returns, including all
schedules. |

SELF EMPLOYED -- please provide copies of
previous 2 years Tax Returns, (corporate, partnership or
S-Corporation Federal Income Tax Returns with all
schedules and K-1s), and a current year-to-date Profit
and Loss Statement prepared by your accountant. |

CHILD SUPPORT(as income) --Copy of payment
history from OAG Child Support Services for past 2 years
or cancelled checks for 12 consecutive months. |

SOCIAL SECURITY or DISABILITY INCOME --Past 2
years 1099's, copy of current year Awards Letter, copy
of most recent check or copy of last 3 months bank
statements with direct deposit. |

Complete statements (all pages) for the last three
months for all checking, savings, CD, money market,
stocks, bonds, IRAs, 401Ks or other bank and investment
accounts. |

|
If applicable: Names, addresses and telephone
numbers of your landlords for each residence you rented
over the last two years. |

|
If applicable: Complete copy of divorce decree and
associated addendums indicating alimony and child
support payments. |
|
|
If applicable: Complete bankruptcy papers, including
filings and discharges. |
|
|
For recent graduates (in last two years): Copies of
transcripts or diploma showing the date of graduation.

|
VA buyers: DD-214 and Certificate of Eligibility
|
|
|
If applicable: Copy of Settlement Statement from
sale of previous home. |
